Assisted client in search of residence, developed construction budget. Organized and managed design and construction teams to complete gut rehab of 2,600 SF. of pre-war apartment. Took major role in planning, design and construction supervision. Coordinated parties to gain approval by Coop Board. Scope included herring bone wood floors, Marvin windows, thru-wall split HVAC, cherry doors, all stone bathrooms and powder room,  kitchen, custom vanities, radiator covers, coffered ceiling, heated floors. LED light fixtures, new appliances, stacked washer/dryer external exhaust, custom wall unit. Security, audio-video. Power upgrade.
Designed and completed remodeling of Kitchen and (3) bathrooms, created new powder room, replaced wood floors, 8- foot solid custom wood doors, new appliances, home technology and audio-video system including 3D projector, curved Anamorphic  HD screen. Ductless AC. Steam Shower, custom vanities. Heated bathroom floors. Assisted client in selection of finishes, stone/tile, fixtures, accessories. 
Assisted client to resolve disputes with project design team and contractor. Took major role in re-organizing project, documentation and gained approval from Condo Board. Provided construction management. Coordinated work between general contractor and individual vendors and subs hired directly by client. Established and managed transition of information from designer to contractor. Coordinated parties to compete gut rehab of 2,900 SF Loft space. Scope of work included: leveling and securing sub floor system, wood floor, 3 baths, powder room, open kitchen/dining/family area, new appliances, pantries, WIC, Laundry Room, Media Room, custom vanities. Home technology, audio-video, light control system. Split HVAC. Led window replacement part of project from design, approval by Landmarks to selection of manufacturer and installer.
Provided construction management services. Cleared constructability issues with project design team to gain Board's approval for work. Coordinate completion of project documentation with architect and engineer. Supervised gut rehab of 2,500 SF Loft space. Sub-floor leveling and reinforcement to existing steel beams. Coordinated replacement and repositioning of elevator frame to line up with leveled floors. Scope included installation of 6" wide wood flooring, (2) baths, powder room, open Dining/Kitchen area, new appliances,  Laundry Room, new Landmarks approved windows. Split HVAC system, water booster pump, power upgrade, custom mill work. Coordinated special inspections and sign off(s). 
Coordinated restoration work in private house after damages caused by Hurricane Sandy. Organized immediate response team. Set up generator, de-watering, extensive cleaning and drying cycles. Completed demolition. Coordinated restoration of power. Installed new Boiler, hot water heaters, replacement of ductless and split HVAC system components. Laundry room, appliances, replacement of electrical panels, wiring,  repair intercom and low voltage home run. Rebuild partitions, bathroom, windows, doors. New plumbing and house trap. The owners were able to move back to house one of the first in affected region.
Kitchen renovation project. Developed new layout with full consideration of client's wish list. Coordinated elevations, details with vendor. Selected and supervised contractors. Assisted owner in selection of materials, fixtures, appliances, accessories.  Scope of work included new cabinets, repair of sub floor, walls, stone/tile, lighting, plumbing, AV, security.
Designed and coordinated construction and renovation of various areas of private house built for quick sale by developer. Enhanced exterior appearance by replacement of vinyl siding with brick and insulated stucco. Re-designed front entrance. Wood burning Fireplace, completed replacement of (2) Bathrooms including tile/stone/fixtures, lighting, shower glass. Complete remodeling of Kitchen, Foyer, wood flooring, doors, mill work, split AC,  security, sprinklers, laundry room. Improved curb appeal.
Designed and coordinated complete remodeling of seasonal house to year-round residence. Ground level underpinning for basement addition/foundation, waterproofing, drainage system, new septic tank, concrete work. Well water drilled. On demand Hot water/Boiler system. Cast iron radiators. Wood burning stove, new kitchen, (2) bathrooms, sauna, porch, exterior/interior stone and wood work, landscape. New roof, Windows, wood Floor, Doors.
Coordinated gut rehab of existing 5,600 SF loft space occupied by gym on behalf of owner. Interfaced with architect, engineer. Selected general contractor, negotiated contract and costs, supervised construction. Reviewed change orders, RFI, payment applications. Scope included extensive sub floor repair and leveling entire area. New elevator frames re-positioned to meet new finished floor. New Landmarks approved wood windows. (3) bathrooms, kitchenette, solid 8-foot wood doors, 5" wide white oak rift/quarter ​​sawn mixed, split HVAC, track lighting, power upgrade,  custom mill work.

Owner's Construction Representative for National Park Service-Rehabilitation of New Immigration Building built in 1936 and abandoned in 1954. Historic preservation of exterior shape and structure. New layout, functionality. Extensive core and shell work. Asbestos abatement. New sanitary and storm drainage systems. Concrete slab/beam repairs, facade masonry, new steel windows replicated to match original design. New Roof system.
Broadway/93 St, New York
Restoration of pre-war apartment's interior after damages caused by repetitive floods from above residence. Developed scope of work based on field conditions and client's wish list. Selected contractor and negotiated costs. Coordinated process of demolition and monitored drying cycle with moisture level evaluated and air testing procedure. The scope of work included extensive re-plastering,  replacement of damaged wood floor, doors/frames, hardware, base molding and door casing. Designed and implemented installation of custom radiator covers. Assisted owner in selection of door hardware, paint color, closet arrangement.
Responded to owner's request for water fall display. Contacted vendor, reviewed and coordinated design and managed entire process from production to delivery and installation.  Analyzed owners's concerns of poor lighting and HVAC system left over from previous  residency. Inspected existing conditions of mechanical system, obtained and reviewed as-build drawings to determine required design elements affecting inadequate performance. Coordinated design of improved HVAC systems with addition of needed components; selected and customized cook top exhaust hood. Re-designed reflected ceiling plan with selection and placement of new light fixtures, AV components. Utilized existing columns to create cove lighting effect. Incorporated client's demands and selection of light fixtures purchased by owner. Enhanced lighting of closets and utility space. Coordinated design and installation of Light Control System for entire residence. Worked with owner's selected vendors to improve Wi-Fi, Audio/Video, Video Intercom, Alarm. Designed Laundry Room Cabinetry for best use of space. Selected new radiators improving interior design. Supervised construction and punch list work. Coordinated and managed moving out and return.
